March may be the month we look back and say that was the breakout month. Last month a bunch of buyers realized interest rates were crazy low and decided to lock something in. With three plus months of low inventory, it has become somewhat of a bidding war again. The good homes are getting multiple offers and yes over full price again. I’m not sure how appraisers are going to account for the accelerated appreciation, but it is good to see activity again. Here are all the numbers. February real estate market showed signs that activity was growing with a 40% increase in year over year closing and inventory numbers droping to under 5 months. Still the biggest factor in the market is the very low amount of homes for sale. Competition for those good deals is heating up and may be gone soon. Here are all the numbers.

Flower Mound Real Estate Update Jan. 2012

As these next few updates are late to say the least I will just give a quick summary of market conditions. The year started off with slow closings and began a trend of very low inventory. In Flower Mound there were only 280 active real estate listings with 52 pending sales and a total of 27 closed properties.

December sales were stable and consistent with the volume of homes sold in the past 5 years. The elephant in the room is the very low inventory numbers. We saw the inventory numbers drop sharply in November and the trend continued in December. With only 266 active homes starting the new year, this is 100 less than we had in Flower Mound the same time last year. As a rule of thumb, any inventory number under 6 months is considered a sellers market. So if you have considered making a move, now would be a great time to put your home on the market.Â While there are traditionally less buyers at this time of year, the are also way fewer sellers. I have contended for the past few years, the good homes sell fast and the others don’t. You may be saying, duh, but if your home is move-in ready, and you price it right, it will still sell. I closed on 2509 Stillwater court yesterday after only being on the market for 34 days, during the holidays. Another success story of the Flo Mo Promo!

Flower Mound Real Estate Housing update Nov 2011

November was a strong sales month for most areas an had increased volume over the same month last year. Flower Mound was up 58% over 2010.Â It seam for now at least there is a little more consumer confidence and buyers are beginning to take advantage of the continued low borrowing rates.Â I am also seeing sellers just take their homes off the market for the holiday season.Â Because of the low number of active homes, inventory numbers have dropped off quickly to less than 4 months in the Mound.Â There was also a quick jump in the days on the market which would indicate many sellers reduced enough to get buyers to react also lowering the inventory numbers. Flower Mound Real Estate Market update Oct 2011

If the the market could speak you would hear it saying I think I can, I think I can.Â Slow and steady is the best description of how the market is doing.Â Sales volume in Flower Mound is flat compared to last year and in all the surrounding areas slightly up.Â Days on the market is still about 3 months but inventory numbers continue to slide presenting an opportunity for sellers.Â When I pulled this data there were only 315 active listings in Flower Mound compared to 452 last year.Â It appears some are content to sit on the side line until consumer confidence improves.Â At a recent real estate conference, the chief economist at the National Association of Realtors said the biggest thing the country needs to get the economy turned around is a leader that instills confidence. I will keep saying it, the great homes are selling and the other ones are not.Â Here are the stats for Octoberâ€¦

Flo Mo 48 #17 The Pumpkin Patch

No list of reasons to love living in Flower Mound would be complete without the Flower Mound Pumpkin Patch. Since 1996 the corner of 2499 and Kings road has been a sea of orange in the month of October.Â We started going in 1999 and took the annual trip again last week with friends from school.Â And while the event itself has grown like crazy, you can still feel the charm of small town while enjoying the cooler weather with friends in a maze of hay bales or searching for that perfect pumpkin.Â What is your favorite memory of the Pumpkin Patch?

The Home of Tomorrow

Last week I did a little business research and had fun with the family all the same time.Â During our visit to the great State Fair of TexasÂ I got to visit The Home of Tomorrow exhibit. While it did have a few technical gadgets, the main theme was the use of alternative materials and systems. There was also emphasis on going green. From using green concrete ( which Iâ€™m not sure what makes it green) to using geothermal HVAC to energy efficient appliances, to foam insulation and more the builders of the house say that if you use enough of these new systems, you could actually see your electrical meter turn the other way and you could sell your surplus electrons.Â I donâ€™t think we are there yet but as more and more people begin to adopt these new ways of building, they should become more affordable for everyone.Â The pictures below are mine and here are more photoâ€™s of the home from the designers. It is clear that many sellers are just sitting on the sideline.Â Inventory numbers are very low, 17% lower than last year. The golden egg in todayâ€™s real estate market is the lowest interest rates in history( I know I have said this several times, but each time it has been). This weekâ€™s national average 30 year fixed rate is 3.94%. With the increased number of foreclosure and these very low rates, the opportunity to add real estate to your investments is great. Home Maintenance tips

If you want to increase the value of your home, make it more comfortable and save you some coin on utilities and emergency repairs, then here are a few tips to keep your home in shape.

Change your a/c filters once a month with the cheap 5 for $5 dollar variety. Clogged filters will cause your system to run more and cause more stress and reduce life of the system.
Drain your water heater once a year. Sediment will drain out which will prolong the heaterâ€™s life.
Watch for drips.Â Water is the cause of the biggest repairs in a home.Â These drips often start off as a little nuisance but can turn into major repairs.Â What for drips under sinks, at faucets, and also at the pvc secondary a/c drain (usually in the soffit of your home under a prominent window). If you pour a cap of bleach in both your primary and secondary lines you can prevent them from getting clogged.Â If they do clog you can try bleach, even use drain cleaner from Lowes. If all else fails, you can call Jeff at Hughes Heat and Air,Â and he can take care of you.
Check your homeâ€™s foundation for cracks and shifting often.Â If you have a sprinkler system, use it often.Â If not, you need to be diligent here in North Texas to protect the most important part of your home. Our soil is prone to shrink and expand, especially in areas around Coppell, Carrollton and Las Colinas.Â This could take a full post in itself but the main point is to keep moisture content even through out the entire year (winter included), donâ€™t let water pool near your foundation and keep large trees and bushes a good distance from the foundation.Â If you already have doors that stick or you see cracks in your walls or bricks, you can check out my service provider page for a referral.

Here is a schedule of replacement for the major items in your home.Â You can either take action if it is time, or cross your fingerâ€™s like me and hope things hold together for another year.
